Zoning Board of Appeals · Meeting of August 12, 2026

Sharon Zoning Board approves special permit for farmer's porch at 125 Beach Street. Chair Arnold Wallenstein and Members Joseph Garber and Michael P. Jolin voted unanimously to allow architect Henry Bobek's proposal for property owner Jason Saphire, reducing the side yard setback from 17.8 feet to just over 12 feet.

The board imposed strict conditions: the porch must remain open and unscreened, be built on helical piles without a full foundation, and cannot be enclosed or expanded in the future. Town Engineer Kyle Dubuc and Conservation Administrator Josh Philibert had flagged concerns about impervious surface area and soil conditions in pre-meeting memos, but the board determined the addition would not be more detrimental to the neighborhood than the existing nonconforming structure.
